The EMEA Real Estate team comprises [70] investment professionals located in [six] offices across the region providing a uniquely local real estate team, within a global asset manager. The team is headquartered in London and supported by numerous dedicated business partners including Legal, Compliance, Tax, Finance, Operations, Sustainability and Product Strategy & Research.

Description/Job Purpose

The Research & Portfolio Analytics Associate will support end-to-end financial analysis and decision-making across diversified real estate portfolios. You will build detailed models for acquisitions, developments and disposal strategies, produce forward-looking business plan analysis, underwrite fund strategy to optimise returns and support ongoing business development. This role demands strong commercial acumen, rigorous attention to detail and the ability to synthesise market insight and data into clear, actionable recommendations.

Responsibilities cover financial modeling, fund analytics, and assisting with fund strategy & implementation and the ability to leverage AI to make a positive impact. You will work independently and cross-functionally, collaborating with internal teams while staying informed on market trends and cycles.

Key Responsibilities:

Performance analytics, monitoring and reporting

  • Build, manage, and interpret the results of dynamic quantitative models that analyse the performance of commercial real estate portfolios
  • Assist in the preparation of performance data submissions requested by clients, external benchmarking, indices and consulting organizations
  • Support the Portfolio Management group in creating annual business plans, including leasing, capex, operating budgets and cash distribution
  • Analyse and interpret the performance of relevant benchmarks and competitors
  • Actively embrace AI to enhance BLK’s understanding of historical and future performance and drive efficiency in process
  • Support the Research function in its thought leadership and new product development.
  • Input into presentations and memos for Investment Committee reviews

Investment modelling

  • Develop cash flow models and conduct quantitative and qualitative analysis for forecasting returns across investment, development and regeneration projects
  • Prepare and maintain investment models ensuring accuracy (including leveraged vehicles), monitor investment outcomes, support project reviews, and conduct hold/sell analysis
  • Create and monitor multi-phase development appraisals, research key market data to support underwriting assumptions
  • Leverage AI and machine learning to deliver efficiency gains and new insights.

Business development:

  • Support business initiatives and projects, client information requests and data requests for fund-raising campaigns
  • Oversee existing service providers to ensure effective management. 

Skills /Experience

Education

  • Bachelor’s degree minimum.
  • Professional qualifications such as MRICS, CFA, or CAIA highly desirable.

Experience

  • 3–5 years of experience in investment analysis, real estate, property development finance, or related roles.
  • Exposure to real estate fund financial planning is an advantage.
  • Strong understanding of real estate markets, valuation methodologies, cashflow modelling, and deal structuring preferred.

Technical Skills

  • Advanced financial modelling expertise in Excel.
  • Proficiency in VBA or Python; experience applying AI to performance analysis is a plus.
  • Strong quantitative capabilities and demonstrated analytical skills.

Soft Skills

  • Excellent written and verbal communication skills.
  • Proven ability to prepare high-quality materials and present to senior stakeholders.
  • Detail-oriented, with the ability to manage multiple projects under tight deadlines.
  • Strong team player, comfortable working collaboratively across functions and geographies.

Qualities
